If you are planning an extension, refurbishment or change-of-use project in Cornwall, your architect or designer will almost certainly need a measured building survey before work can begin. This article explains what a measured building survey involves, when you need one, and what to expect from the process.

What is a Measured Building Survey?

A measured building survey is a precise, scaled record of an existing building or structure. It captures the dimensions, layout and key features of a property, producing drawings that architects, structural engineers and designers use as a base for their work.

Typical deliverables from a measured building survey include floor plans, elevations, roof plans, sections and external facade drawings. These are produced to scale in CAD format and provided as DWG files, PDFs, or both.

When Do You Need a Measured Building Survey?

The most common reasons to commission a measured building survey in Cornwall include:

Planning applications for extensions or alterations

Refurbishment and internal reconfiguration works

Change-of-use applications (such as converting commercial space to residential)

Heritage and listed building works, where accurate existing records are required

Loft conversions, where roof pitch, structural members and height restrictions need to be verified

Lease negotiations or property transfers where accurate floor areas are required

What Does the Survey Process Involve?

Once you have provided details of your property and agreed the scope, we will arrange a convenient time to carry out the site work. For most residential properties, the survey visit takes between half a day and a full day, depending on the size and complexity of the building.

During the visit, we measure room dimensions, ceiling heights, wall thicknesses, window and door positions, and structural features relevant to the deliverables agreed. For more complex buildings or where 3D laser scanning is included, we capture a comprehensive point cloud that allows us to extract drawings with a high degree of accuracy.

Following the site visit, drawings are produced in BricsCAD and supplied as DWG and PDF files. We typically aim to turn around survey drawings within five to ten working days of the site visit, though this varies depending on the scale of the project.

Measured Building Surveys for Heritage and Listed Buildings in Cornwall

Cornwall has a high concentration of listed buildings, traditional stone cottages, historic farmhouses and commercial buildings that require careful measurement before any approved works can begin. Measured building surveys are a standard requirement for listed building consent applications, giving conservation officers and architects an accurate record of what exists before any changes are proposed.

We have experience working in and around occupied buildings of all types, and we understand the practical constraints of surveying older structures where walls are not square, floors are not level and features are irregular.
